Modified bitumen roofs have an estimated lifespan of 15 to 20 years. Meanwhile, a single-ply flat roof – such as a TPO or EPDM roof – can last between 20 and 30 years.
The main disadvantage of any flat roof is any puncture or tear, such as from a piercing tree limb, could threaten the entire structure.
