Roof Replacement In Richmond, VA: What Homeowners Need to Know

We’ve been in the roofing industry for more than a decade, and we’ve heard just about every question homeowners can ask about their roofs. How do you know when a roof needs replacing? What will it cost? Which materials make the most sense? The answers depend on several factors, including your roof’s age, condition, material, and exposure to the elements. In this guide, we’ll answer common roof replacement questions to help Richmond-area homeowners understand their options, the installation process, and the costs to consider.

1. How Do You Know When It’s Time To Replace Your Roof?

Your roof may show signs of wear as it approaches the end of its life. For asphalt shingle roofs, those signs include widespread shingle curling or cracking, sagging areas, repeated leaks, and missing shingles across multiple sections. You may notice an increased collection of granules at the base of your downspouts, hinting at extensive granule loss.

Roofing materials have different expected lifespans, but these estimates are only a starting point, not a guarantee of when a roof will need replacing. As a general guideline, 3-tab asphalt shingles may last around 15–20 years, while architectural asphalt shingles may last 20–30 years. Metal roofing systems can last considerably longer, depending on the type of metal, finish, installation, and maintenance. We’ve seen some premium asphalt shingle roofs, including those made with TAMKO StormFighter and CertainTeed Grand Manor shingles, approach 25 to 30 years of service.

Actual roof lifespan depends on more than the material alone, though. Installation quality, attic ventilation, maintenance, and exposure to severe weather can all affect how a roof performs over time, and whether it needs to be replaced prematurely.

What about 50-year shingles?

A shingle advertised with a 50-year or lifetime limited warranty isn't necessarily expected to last that long in real-world conditions. Warranty coverage varies by manufacturer and product, and the actual service life of a roof depends on installation, weather exposure, and other factors. It's worth understanding both the product's warranty and its realistic expected lifespan before choosing a roofing material.

2. Roof Repair vs. Replacement: Which Makes Sense?

It depends. Your roof’s age, shingle type, weather exposure, and ventilation all tell part of the story of whether you need a roof repair, roof replacement, or a partial roof replacement.

In Richmond, many asphalt shingle roofs last around 17–25 years. So if your 10-year-old roof springs a leak, such as from a cracked pipe boot, a quick repair might be all you need. But if that same issue shows up or you experience a recurring leak on a 22-year-old roof and we determine more widespread deterioration, replacing it could actually save you money in the long run.

There are a couple gray areas here. We’ve seen 17-year-old roofs that needed replacement because of extensive wear, while we’ve also assessed 20-year-old roofs with a few more years to them. Determining whether you need a roof repair or replacement should come after a professional, licensed roofing contractor assesses your roof’s actual condition.

3. How Much Does Roof Replacement Cost In Richmond, VA?

The cost of roof replacement in Richmond, VA typically ranges between $9,000 and $18,000 for most homes, depending on roof size, material, pitch, and overall complexity. Larger or more intricate roofs – especially those with multiple rooflines, dormers, or steep slopes – may fall outside that range.

Pricing for asphalt shingle roofs, which are the most-common option for Richmond homeowners, generally falls between $3.50 and $7.00 per square foot based on material quality and installation factors.

Several variables influence your final roof replacement cost:

  • Total roof square footage (not home square footage)
  • Roof pitch and complexity
  • Number of layers being removed
  • Type of shingle or roofing material selected
  • Condition of underlying decking
  • Local labor and installation standards

For example, a 2,400 square foot roof at $4.50 per square foot would cost approximately $10,800. Higher-end architectural shingles, impact-resistant shingles, or metal roofing systems will increase that upfront investment, but may offer benefits such as improved durability or a longer service life.

What makes one roofing estimate more expensive than another?

When comparing roofing estimates, it's important to look beyond the bottom-line price. Differences may reflect the materials selected, the amount of preparation involved, the removal of existing shingles, or the scope of installation work. A lower quote may also leave out important steps or specify different materials.

Review each estimate side by side, and ask what's included. Will the existing shingles be removed? Will the underlying roof decking be inspected? What underlayment and flashing materials will be used? Understanding these details can help you compare proposals fairly and make a more informed decision. And remember: A cheaper yet poorly installed roof can cost far more over time than choosing a quality contractor from the start.

4. What Happens During A Roof Replacement?

We can’t speak for every roofing contractor, but here’s what you can expect during RETEX's roof installation process.

1. Preparation. Your roofing materials will be delivered 24–48 hours before your scheduled installation date. On the day of installation, our crew will roll out tarps around your home to help with cleanup and to protect your garden, siding, and air conditioner units. We will pay special attention to any furniture or possessions and protect your belongings or ask permission to move them.

2. Tear-Off. We’ll remove your existing roofing materials, working from the ridge toward the eaves. You can expect some loud shoveling and other construction noise during this stage.

3. Underlayment & Moisture Protection. Then, we will install Ice & Water Shield, synthetic underlayment, drip edge, and any attic ventilation components.

4. Roofing Material Installation. Next, we’ll install your new metal or asphalt shingle roof, along with the necessary flashing and pipe boots or collars. We also recommend replacing older skylights during a roof replacement because installation vibrations can contribute to failures in aging units.

5. Cleanup. We will take time to clean your yard of debris, including old roofing materials, nails, and any plastic or paper waste. We will run a nail rake multiple times throughout your yard to help collect stray nails, then haul away and properly dispose of the debris.

We typically complete a roof replacement in about a day and a half, although the timeline can vary depending on the roof’s size, complexity, weather, and any unexpected repairs. You’re welcome to stay home during installation, but keep in mind that the work can be loud throughout the day.

Why Should You Tear Off Old Shingles Instead of Installing New Ones Over Them?

We recommend tearing off the existing roof before installing a new one for three important reasons.

First, starting with a clean roof deck allows us to install the new roofing system properly, rather than covering up aging materials or potential problems. Second, removing the old roofing materials avoids adding unnecessary weight to your home and allows the roof assembly to be evaluated for signs of moisture damage. Finally, a complete tear-off lets us inspect the underlying roof decking and identify damaged areas that might otherwise remain hidden beneath the new roof.

By addressing these issues before installation, we can help ensure your new roof has the solid foundation it needs to perform as intended.

5. What Should Richmond Homeowners Know About Weather, Storm Damage & Local Requirements?

Noticing a new leak during a heavy storm may be one of the biggest stressors you experience as a homeowner.

If you think you’ve experienced storm damage, we advise taking photos of all interior and exterior damages. Review your deductible and policy, and contact your insurer promptly if you suspect covered damage. And have your roof assessed by a licensed, local roofing contractor.
