Is It Better To Repair Or Replace A Roof?

The answer depends on the age, type, weathering, and ventilation of your roof.

Let’s say you have an asphalt shingle roof.

Age: In Richmond, most asphalt shingle roofs last between 17 and 25 years old. This age range also depends on the type of shingle.

Type: If you have a 3-tab, or flat-looking, shingle, its age range is lower – about 15 to 20 years – while an architectural, dimensional-looking shingle can last up to 25 or even 30 years. We actually replaced a 40-year old roof recently, though it was well past its prime!

Weathering: Mother Nature can be brutal. If any hail storms, hurricanes, or other severe wind or weather events have occurred, they may have worn down your roof prematurely.

Ventilation: An improperly ventilated roof can prematurely age your shingles, as they are unable to “breathe.”

So, let’s say you notice a new leak in your 10-year old roof. If there’s no extensive hail or wind damage, it’s likely that you can simply repair your roof without breaking the bank. If, however, you notice a leak on your 22-year-old roof, replacing your roof may be more beneficial and money-saving than repairing it.
