Whoooo-whee: This roof is on fire!

Not really – please don’t call the fire department. Instead, enjoy today’s Finished Roof Friday, which features a recently recoated standing seam metal roof in Stafford, VA. RETEX replaced the ridge cap, recoated the roof, and replaced this home’s gutters in May 2025.


Standing seam metal roofs, though more expensive upfront than architectural shingles, are more ecologically responsible as they contain recycled metals, have a long lifespan, and can be completely recycled when it’s eventually time to replace them. You may have to replace an architectural shingle roof 3-4 times within the same lifespan of a standing seam metal roof. 


Recoating metal roofs provides a less-expensive option than replacing them, with the coating sealing any leaks, cracks, and seams that natural wear-and-tear causes. It’s more environmentally-friendly, too, as there’s less site debris, pollutants, and overall energy consumed than in a full tear-off and replacement. Plus, some coatings come with solar reflective properties, providing better energy performance by diverting the sun’s heat away from your home. 



How often you need to recoat your roof depends on the type of metal and the coating product used as well as the frequency and types of Mother Nature stressors your roof is exposed to, such as wind, hail, snow, rain, temperature fluctuations, extreme heat, or extreme cold.


Regular cleaning and addressing minor issues promptly can extend the time between recoatings, which (if you have a good coating to start) should last you between 15-20 years.
