Do you need to replace or recoat your metal roof?

This homeowner had recently moved into his new home in the Chimborazo neighborhood of Richmond when he reached out to Retex for an assessment of his metal roof. He could see some rust spots, but didn't know if it needed to be recoated or replaced.

Retex's Mark Erickson stopped by and recommended a recoating to improve this homeowner's roof condition. By early September, Retex recoated their metal roof with Mule-Hide, a silicone coating that will protect their home for about 15 years before needing another coat.


Besides just looking fresh, recoating your metal roof is a regular maintenance item that restores it to a like-new condition with a smaller burden on the environment.

Recoating metal roofs provides a less-expensive option than replacing them, with the coating sealing any leaks, cracks, and seams that natural wear-and-tear causes. It’s more environmentally-friendly, too, as there’s less site debris, pollutants, and overall energy consumed than in a full tear-off and replacement. Plus, some coatings come with solar reflective properties, providing better energy performance by diverting the sun’s heat away from your home.


How often you need to recoat your roof depends on the type of metal and the coating product used as well as the frequency and types of Mother Nature stressors your roof is exposed to, such as wind, hail, snow, rain, temperature fluctuations, extreme heat, or extreme cold.
