What Is The Lifespan Of A Flat Roof?

How long will a flat roof last?

Depending on the material, a flat roof in the Greater Richmond VA area will last anywhere from 15 to 30 years.

The two main types of flat residential roof membranes are modified bitumen and single-ply.


Modified bitumen roofs have an estimated lifespan of 15 to 20 years. The main advantages of a modified bitumen flat roof are its ability to handle high and low temperature extremes and changes; its installation versatility; and its multi-layer structure, which creates a thicker roof layer of protection. The major drawback to modified bitumen is its more-intensive – and therefore expensive – installation process, with multiple applications and skilled labor required to properly install.

Meanwhile, a single-ply flat roof – these are the TPO or EPDM roofs you may have heard of – can last between 20 and 30 years. Single-ply flat roofs offer an easy installation and cleanup process; reflectivity, depending on the type, which increases the energy efficiency of your home; great performance in all weather conditions; and resistance to punctures, tears, chemical spills, oil, grease, and sunlight. The main disadvantage of this flat roof membrane is that any puncture or tear, such as from a piercing tree limb, could threaten the entire underlying structure. Its color and texture also noticeably change over time.
