- Tear-Offs — At RETEX, we always recommend removing old shingles. We won’t shingle over an old roof as it can hide problems that lead to leaks later on. Tear-off is the best choice for long-term performance. Double-layered roofs also come with extra costs.

- Your Location — Labor rates, permit fees, and material availability can vary by region. This is why asking Google what a roof replacement costs isn’t very accurate; AI can’t account for accessibility and labor.
Always get detailed, apples-to-apples quotes so you know exactly what’s included (tear-off, underlayment, warranties, disposal, etc.) to avoid surprise costs or a roof replacement that’s not up to state code requirements.
