If you’re in the market for a new roof, you may be wondering: How MUCH does a roof replacement COST?

Let’s review the factors that go into pricing.


  • Roof Size — Bigger roof = more materials and labor.


  • Material Type — Asphalt, metal, wood, tile — they all come with different price points and lifespans.


  • Roof Complexity — Steep slopes, valleys, skylights, and chimneys make the job more challenging.


  • Tear-Offs — At RETEX, we always recommend removing old shingles. We won’t shingle over an old roof as it can hide problems that lead to leaks later on. Tear-off is the best choice for long-term performance. Double-layered roofs also come with extra costs.


  • Ventilation & Underlayment — Upgrades here are crucial for protecting your home and extending your roof’s life.


  • Your Location — Labor rates, permit fees, and material availability can vary by region. This is why asking Google what a roof replacement costs isn’t very accurate; AI can’t account for accessibility and labor.


Always get detailed, apples-to-apples quotes so you know exactly what’s included (tear-off, underlayment, warranties, disposal, etc.) to avoid surprise costs or a roof replacement that’s not up to state code requirements.
